Investing in land

1 Waiting for Success:  if you want to success in land investing, you need to wait for the land value appreciation. Once you invest in land, it takes time to increase the value. Appreciation happens in slow rate. Investor could not do much in terms of forcing land appreciation. You can do land development yourself but it is more expensive.

2 Buy and Hold: investing in land gives you a only one option that is buy and hold. You can hold that land till it has value appreciation. It does not guarantee that land price will increase in particular time.

3 Negative Cash Flow: Buy and hold that particular land gives you negative cash flow. Because buying land do not give you regular cash flow, but you need to pay property tax and other property related cost from your pocket.

4 Difficult to finance:  land financing is more difficult than home financing. Because of low or negative cash, it is difficult to finance.

5 Volatile: Land value is volatile than other kind of property.

Investing in home

1 Controlling success: you can not only get appreciation from investing in home, you can also get control appreciation. If you repair and renovate in home, there is immediately price appreciation. This allows you to increase your rental income.

2 Different home investment strategies: Invest in home give you lots of option of investing strategies. Just example, you buy home and change its layout or renovate it, wholesaling it. It is better investment strategy than investing in land.

3 Positive Cash Flow: Investing in home give you positive cash flow. You collect rent from tenant regularly. This is the good passive income. If you buy home with down payment, you can pay your installment with that cash flow. This is the beauty of investing in home.

4 Easy to finance: Home financing is easier than land financing. If you have regular cash flow from you home than financial institution finances your home easily.

5 Volatile: Home price is less volatile than land price. Because of regular cash flow price will not down even in bad economic condition.

Investing in land is also good option for investor. For the long term the value of land will also increase and you can get capital appreciation. For the average real estate investor investing in home is the best option for investment. Regular income, price appreciation on sale, easy financing makes it better choice for real estate investor.
